Real Estate Construction Project Manager (Part-Time, Hybrid)

Reports to: Operations Manager

Position Overview

Partnership in Property Commercial Land Trust is pleased to announce the opportunity to have a part-time Real Estate Construction Project Manager to join our team. The Real Estate Construction Project Manager oversees all phases of our redevelopment projects in flight and future initiatives. This includes pre-construction planning, construction oversight, and post-construction warranty activities. The role requires ensuring the project is completed on time, within budget, and meets the required quality standards.

The Real Estate Construction Project Manager will serve as the primary liaison between stakeholders, contractors, and consultants, fostering effective communication and collaboration throughout the project lifecycle. The role also provides an opportunity to train and mentor organizational staff to develop skills in construction and financing processes.

KEY RESPONSIBILITIES

Documentation Review:

  • Collect and review all project documentation to ensure accuracy, completeness, and readiness for project execution.

  • Analyze purchase agreements, development rights agreements, due diligence reports (e.g., surveys, geotechnical reports, hazardous materials surveys), and financing commitments.

  • Review architectural design drawings, pro formas (sources and uses), and contractor estimates to assess project feasibility and identify missing documentation.

  • Prepare a preliminary task list and develop a project timeline to guide the next steps.

Pre-Construction Management:

  • Collaborate with stakeholders to refine the project budget and financial model.

  • Facilitate the selection process for architectural teams and sub-professionals (e.g., structural, mechanical, electrical, and civil engineers).

  • Oversee contract negotiations with architects, contractors, and specialty service providers, ensuring adherence to AIA standards.

  • Develop a comprehensive project schedule that includes key milestones such as permitting, entitlements, and financing deadlines.

  • Coordinate the building permit process with architects and contractors, ensuring timely approval.

  • Support financial arrangements by assisting with lender and title company requirements, ensuring the availability and access of project funding.

Construction Management:

  • Lead weekly or bi-weekly Owner-Architect-Contractor (OAC) meetings, ensuring that project progress aligns with agreed timelines and budgets.

  • Manage and monitor project budgets, tracking monthly draws and expenditures.

  • Act as the point of contact for resolving construction issues, including coordinating and documenting change orders and directives.

  • Conduct site inspections to ensure work quality and compliance with design specifications.

  • Organize and facilitate a final walkthrough to create a punch list and oversee the completion of outstanding items.

Post-Construction and Warranty:

  • Participate in warranty walkthroughs approximately 11 months post-completion to identify and document warranty work required by contractors.

  • Monitor and track the resolution of warranty issues, ensuring timely and satisfactory completion.

  • Prepare and present reports summarizing warranty work and final close-out activities.

JOB QUALIFICATIONS

  • Bachelor’s degree in Project Management, Construction Management, Architecture, Engineering, or a related field preferred.

  • Minimum of 5 years of experience managing construction or redevelopment projects.

  • Comprehensive understanding of construction processes, financing, and permitting.

  • Familiarity with standard construction documents, including AIA contracts, pro formas, and due diligence materials.

  • Strong leadership skills, with the ability to coordinate and direct cross-functional teams.

  • Proficiency in project management software and tools such as Microsoft Project, Procore, or similar platforms.

  • Excellent written and verbal communication skills, with the ability to create clear documentation and reports.

Preferred Qualifications:

  • Experience with community-driven or nonprofit development projects.

  • Demonstrated knowledge of affordable commercial space initiatives and equitable redevelopment strategies.

  • Familiarity with state and local regulations impacting real estate development and construction.

  • Problem-Solving: Skilled in identifying and resolving challenges during all phases of construction.

  • Budget and Financial Acumen: Strong understanding of financial processes, including pro formas, funding draws, and grant reporting.

  • Communication and Interpersonal Skills: Excellent at fostering collaboration among diverse stakeholders, including contractors, architects, and community representatives.

  • Attention to Detail: Meticulous in reviewing documents and ensuring compliance with contractual and regulatory requirements.

  • Adaptability: Ability to manage changing priorities and unforeseen project developments.

Working Conditions:

  • The role is primarily office-based but involves regular site visits to monitor construction progress and attend meetings.

  • Occasional evening or weekend work may be required to meet project deadlines or address urgent issues.

  • Exposure to construction sites may involve wearing personal protective equipment (PPE) and adhering to safety protocols.

COMPENSATION

This is a part-time W2 role. The rate will be $50 per hour not to exceed 20 hours per week.
